Home Inspections in Shelton, WA

Professional home inspections in Shelton WA. We evaluate roofs, crawlspaces, electrical, plumbing, and more in Shelton and throughout Mason County.

Proudly Serving Shelton:

Shelton’s homes reflect a mix of older timber-frame structures, 1970s–1990s subdivisions, and manufactured homes. Many properties sit on sloped lots with high rainfall exposure, and almost all rely on crawlspaces. Common findings in this region include:

  • Elevated moisture and organic growth in crawlspaces

  • Wood Rot

  • Moss-covered roof surfaces

  • Deteriorated and Obsolete Electrical Systems

  • Settling at perimeter foundations

  • Outdated venting and insulation

  • Conditions conducive to wood-destroying organisms

These patterns are well-known in Mason County, and our inspections are structured around identifying problems early and explaining their significance in plain language.

Yes. We inspect manufactured homes throughout Mason County and can also provide HUD Foundation Engineering  Evaluations through a third party engineering partner when required.

Do Shelton homes have more crawlspace issues?
Yes. High rainfall, local soils, site grading and older drainage standards contribute to elevated moisture and organic growth in many crawlspaces.

Can you work with out-of-area buyers?
Yes. Many of our Shelton clients live out of county or state. We provide detailed written reports within 24 hours of every inspection, complete with high quality images and / or videos. We are always available and happy to discuss the report findings before, during and after your inspection.

Do I have to attend the inspection?

No, but we recommend that you do if you are able to. An inspection is often the longest period of time you will get in a home you are purchasing before closing. Being present allows us to discuss findings in real time. That said, we pride ourselves on detailed reporting and being flexible for our clients. That said, it is very common that client's cannot attend. We frequently serve clients living out of state or even overseas. Whether you can be here in person or not, we're happy to help.

Most appointments are available within 36 hours, M-F. Wait times may be extended during peak season.

No. Septic systems and wells are systems that require dedicated licensed and insured professionals. We recommend that all clients with Wells and Septic systems have these systems separately inspected.
